NestCurator.com is a modern approach to shared housing that combines affordability, comfort, and community. We provide fully furnished, all-inclusive living spaces designed for people who value connection and cooperation.


Instead of dealing with leases, utilities, and household logistics on your own, Nest Curator makes it simple: one monthly membership covers your private room, shared amenities, utilities, cleaning supplies, vegan toiletries and access to a supportive community.  NestCurator.com helps keep everything running smoothly — from move-in to daily living — so you can focus on enjoying a safe, respectful, and thriving home environment.

Unique Membership Benefits

  • Easy Nest Transfers: Move to another Nest property (if available) for only a $125 Re-Nesting fee — no need to reapply.
  • Return Anytime: Active members may rejoin the Nest Curator community after completing a stay without reapplying. Just pay a $125 Re-Nesting fee & $250 Refundable Deposit. 
  • Community Credit: Earn $100 credit toward your membership for each new nester you refer.
  • Flexible Stays: No long-term leases required — month-to-month flexibility after initial 60 day stay keeps you enjoying flexible, stable housing.
  • All-Inclusive Pricing: Utilities, Wi-Fi, cleaning supplies & toiletries  included in your monthly fee.

Membership Qualifying Requirements


  • Age Requirement: Must be 18 years or older.
  • No Criminal Record: No violent/drug felonies or sex offender registration accepted for shared spaces.
  • Commitment to Guidelines: Must agree to follow Nest Curator’s Member Agreements, community standards, and shared responsibilities.
  • Communication: Willingness to participate in group chat and meeting staff if necessary.
  • Respectful Conduct: Demonstrated ability to live cooperatively and respectfully in a shared environment.


Membership Fees & Costs

  • Application Fee: $49.50 per Adult.
  • Membership Enrollment Fee: $250 (single) / $375 (couple) — one-time, non-refundable.
  • Onboarding Fee: $65 (One time fee for New Members which covers orientation, setup, and welcome.)
  • Monthly Membership Fee: $675 - $1,075 depending on your room and Nest location.
  • Refundable Security Deposit: $250 refundable at successful occupancy completion without damages.


What’s Included

  • Furnished Private Room: Furnished bedroom with bed, dresser and/or closet, desk & chair, TV, Remote Controlled Ceiling Fan & Smart Lock.
  • Shared Common Areas: Kitchen, bathrooms, laundry areas with labeled designated spaces just for you.
  • Amenities: High-speed Wi-Fi, laundry facilities, fully equipped kitchen, multiple refrigerators, cleaning supplies and toiletries.
  • Maintenance & Repairs: Maintenance issues handled by management; members share everyday cleaning duties.
  • Bi-Weekly Deep Cleaning:  Our team does deep cleaning every two weeks in all areas of the home except your bedroom.

Membership Agreements (Not Limited to These)

  • Respect & Cooperation: Observe quiet hours (9 PM – 8 AM), guest policies, and community rules.
  • Clean After Yourself: Clean kitchen & bathroom after you use it; If you dirty it, clean it. 
  • Guests: Guests MUST be approved 2 days before arrival. Up to 3 consecutive nights and 5 nights free per month ; extended stays require approval + $25/night.
  • Subletting: Not permitted without written approval.
  • Communication: Active participation in group chat + respectful, mature communication with Nesters.
  • Notice to Vacate : 30 days’ written notice required.
  • Respect: Respect your fellow Nesters, respect their space, their room and their property. 


Showing Process 

  • In Person: Traditional in person showing.
  • Remote Showing: You arrive at the property at the appointment time, you call us on a video call, we provide you an access code and walk you through the property on the video call. 
  • Virtual Showing: You are available at the appointment time, we call you on video call and show you the property. 


Application Process

  1. Pre-Qualify yourself - Confirm you meet requirements
  2. Interview/Meet & Greet: Call with Nest Curator management team.
  3. Submit Online Application - Pay $49.50 & complete your application
  4. Background/Reference Check: Usually takes 24 hours if properly submitted with correct information.
  5. Approval: Notification usually within 2 business days.
  6. Sign Membership Documentation: Sign Membership Agreement & Occupancy License 
  7. Pay Required Move In Funds: Room reservation only takes effect once Steps 1-7 are completed.


Move-In Process

  1. Activate your Portal: Before arrival you must activate your Nester Portal to ensure your personal and membership information is correct and to set auto pay of your monthly dues. 
  2. Receive Onboarding Email: In this email you will receive all the details for your arrival including but not limited to; access codes, welcome video, parking information and Nester information.
  3. Arrive at your Nest & enter your smart access code.
  4. Complete Move In Checklist: Document in damage or missing items so that you’re not held responsible for that up leaving.
  5. Complete Arrival Survey: Within 24 hours, let our team know what worked and what didn’t work about your arrival so we can improve our process for all members. 
  6. Member Orientation: Complete Member Orientation with our team to review policies. 
  7. Introductions: Introduce yourself to all fellow Nesters.
